The Architect and client had very specific requirements, as to the shape and aesthetics of the building. concrete columns we asked for, high ceilings to second floor, no seismic frames on the front elevation and a concrete stairs with open treads and only one central support for the treads are among the items specified.  This building is torsion sensitive and a decent concrete diaphragm and steel roof bracing where critical to tie the building back to the seismic frames and walls, care had to be taken to keep inside the storey drift restrictions of the code at the very top of the roof structure.
This site is also near the old quay and is built on sand with allowable bearing pressures around 70kPa, a full Geotechnical report and liquefaction analysis was required for the site.
